«Return to Blog List Turquoise Trail Neighborhood Roundup

Surrounded with views of the Cerrillos Hills, Ortiz Mountains and Sangre de Christo Mountains, the Highway 14 Corridor known as the Turquoise Trail is located in Santa Fe County. It is a lovely rural residential community consisting of homes to suit all price points. And is conveniently situated with easy access to Santa Fe and Albuquerque.

Rancho San Marcos and Rancho Alegre are subdivisions with homes on 10-20 acres lots where horses are allowed, having protective covenants and Home Owner Associations. Don Jose Loop is a community of homes nestled in softly rolling hills overlooking the Galisteo basin. The lots are approximately 5-6 acres with a community water system and protective covenants.

Scattered throughout the corridor are neighborhoods without restrictive covenants and a wide variety of homes on lots averaging of 5-12 acres. Whether you are looking for a manufactured home on a few acres or a large adobe on sizable acreage you are sure to find it here.

Farther down Hwy 14 is the Garden of Gods with its amazing rock outcroppings and the Galisteo Creek running through it. In this area you’ll find larger lots between 12.5- 40 acres and quite a few equestrian properties. This is a wonderful location with close proximity to the Traditional Cerrillos Village and Cerrillos Hills State Park that features 1200 preserved acres beautifully crisscrossed with hiking and horseback riding trails.

The Santa Fe County housing market usually avoids the extreme highs and lows of the US housing market. But we have experienced our share of foreclosures. Our market is slow and sluggish but fairly. Sales during the first quarter of 2014 are at about the same level compared to the same period last year.

From Jan 1, 2014 – May 20, 2014 there have been 7 houses sold, compared to 8 houses during the same period last year. But the average sold price, at $439,000, is up from $419,000 last year. This increase is due to the sales of homes over the $500,000 price point. The wide variety of lots sizes, age, building quality, type of construction, and location, causes the average price per sq. ft. to vary. Currently home prices per sq. ft. are averaging $185- $ 214. There are 32 homes on the market in all price points.

Five are within the $195,000- $279,000 price point,
Seven from $310,000- $399,000
Six range from $419,000-$475,000
Five from $510,000 to $599,000
Two at $625,000 and $650,000
Four from $719,000- $795,900
Three from $900,000- $1,350,000

For those looking for a peaceful rural lifestyle come take a drive along the state designated “Scenic Turquoise Trail”. I’m sure its rugged beauty will awe you.
